Navigating the NAR Settlement: What Buyers and Sellers Need to Know ( August 2024)



Dear Past, Current, and Future Clients,


I hope this message finds you well!


As always, I am here to keep you informed and to help you navigate the ever-evolving real estate market.


With the recent National Association of Realtors (NAR) settlement, I want to address some concerns you might have and provide a clear outlook on how we will proceed to help you achieve your real estate goals.

Starting August 15th, here are the changes:


For Buyers:


  • Changes in Advertising: Home sellers will no longer openly advertise the buyer’s agent commission. This doesn't mean that home sellers won't provide full or partial buyer agent coverage. It simply means that this will now be a conversation and negotiation between buyer and seller.


  • My Commitment: I want to be clear that I will aggressively and proactively ensure that I help you hit your financial goals. I understand how important every dollar is when investing in your future home or investment. My goal is to fight for your money and get you the most value possible!


For Sellers:


  • Commission Changes: We will NO LONGER add a buyer’s agent commission to our Seller Representation Agreements. We will ONLY include our compensation for selling your home to the highest bidder. You will have the option to cover a buyer’s agent commission or not, and this will be part of the negotiations.


  • My Commitment: My goal is to NET you the most money possible. I will work tirelessly to ensure you receive top dollar for your property.


With these changes, I want you to know that you have a real estate agent who has achieved record prices for sellers and has negotiated the best deals for buyers.
